Centerburg planning and zoning officials reviewed preliminary concepts Monday for a 102-lot residential subdivision on about 30 acres behind Whitey's Car Wash along State Route 3/U.S. Route 36, according to Knox Pages.
M/I Homes builder Steven Peck outlined a boulevard-style primary entrance, with a secondary connection at Union and Factory streets intended for police and fire access. He said property owner DDWK plans to demolish the house at 55 Factory St., freeing space for more lots than the 92 single-family homes first envisioned.
Peck said pedestrian connections to the elementary and high school, plus the existing walking path along Routes 3/36, would be part of the project, though the final form — a mixed-use path, sidewalks on both sides, or a mix — remains undecided. He said the builder leans toward concrete over asphalt to limit seams as homes are sold and built.
The largest homes would reach 2,400 square feet on slab foundations, with prices from $375,000 to $440,000; about 30 percent would be ranch-style, a format Peck said appeals to seniors, empty nesters and single women.
He said annexation of 22 of the 30 acres is underway, with 8.5 acres already in the village. The Knox County Board of Commissioners accepted the annexation request, and the village would require rezoning to planned development. Peck said excavation could start in late 2027 or 2028 if rezoning concludes in March 2027, with paving in spring 2028 and home construction that summer.
