Six single-family houses are planned for Shelby through a partnership between the Richland County Land Bank and Community Building Partners, financed partly by the Ohio Department of Development's Welcome Home program.
Each two-story home will measure 1,300 square feet and include three bedrooms and two bathrooms, according to Richland Source. Buyers pay $200,000, with eligibility tied to income guidelines and a requirement that they occupy the property for at least three years and agree to a 15-year deed restriction, plus completion of a financial literacy course.
Community Building Partners serves as builder and developer alongside Unibilt, a Vandalia-based modular manufacturer. A company communications manager said construction should begin before the end of the year, with roughly 90 days from groundbreaking to closing. The same firms worked on Ritter's Run, a Mansfield senior apartment complex.
One lot is 24 Oak Street; the remaining homes are slated for adjoining parcels at 153, 155, 157, 159 and 161 Second Street. RPF Limited Partnership, registered to Angela Phillips of Middletown, donated those lots in December, the land bank's executive director said.
The land bank sought $2.5 million for 25 homes across Mansfield and Shelby and received $602,000. Its board vice president said the aim is attainable housing rather than subsidized units. An informational meeting for prospective buyers is scheduled for Oct. 3 at 10 a.m. at Shelby City Hall, 43 West Main Street.
